Our USA based team is led by Barbara & Ray Martin, fully-licensed Texas Real Estate Advisors | REALTORS®. Barbara has 17+ years of experience in residential real estate in North Texas and 5+ years of experience in the Mortgage industry in North Texas. Ray has 11+ years of experience in residential real estate in North Texas and 3 years of experience in commercial real estate in North Texas along with a long-tenured career in Information Technology.


Our Bilingual Italy Based Team


Our bilingual Italy based team is led by Alison Holland and her daughter Katherine Holland, based in Arpino in Lazio, Italy. Together they own Via Romana Srls, an Italian-incorporated company. Alison is a British/Australian Chartered Accountant and her daughter Katherine is a photographer. They have been assisting overseas buyers in the journey to ownership of Italian properties for 13+ years with a service offering facilitating all aspects of the purchase and restoration of Italian properties, primarily in the Lazio region of Italy.


Our Italy based team works in collaboration with various real estate process professionals and fully-licensed Italian real estate agencies including the Cinelli Immobiliare Agency, the Case & Casali Real Estate Agency, the MLS Elite Group in Rome, and Studio Immobiliare Coronari. They market the properties and serve as liasions to and between the overseas buyers and participants in the complex Italian homeownership journey.


Cinelli Immobiliare Agency


The Cinelli Immobiliare Agency aims at identifying unique buildings with outstanding locations in the beautiful Ciociaria region, including apartments, historic houses, villas, palazzos and farmhouses, some already renovated, others to be restored. The Cinelli Immobiliare Agency provides reliable and full service renovations focussed on the appropriate use of original materials, such as stone, wood and wrought iron, drawing on over 40 years' experience in the restoration sector of their partner company Cinelli Claudio Restorations and their technical office, headed by Ing. Valentina Cinelli.


Case & Casali Real Estate Agency


The Case & Casali Real Estate Agency is represented by Sig. Ciro Tomei. Sig. Tomei has been enrolled in the register of real estate agents at the Chamber of Commerce in Frosinone, Lazio since 2007 and has much experience in the international marketing of Italian real estate.

Endless online perspectives on what to do and not do when purchasing a home in Italy, and how to avoid the pitfalls along the way. However, the process is complex and confusing, requires Italian language and cultural fluency, and there are risks and costs along the way, some known and some unknown, that can frustrate you and cost you dearly.

The Italian real estate market is full of nuances, regulations, bureaucracy, and procedures that differ vastly from the USA real estate market. The lack of Italian Multiple Listing Services (MLS) and individual real estate agency property listings ownership complicates the search for properties. A real estate agent can only show you their listings unless they have a pre-negotiated agreement with the real estate agency who owns the listing for a property.

 

Additionally, there is not usually a Buyer Representative role in Italian real estate like there is in USA real estate. This means the American buyer and the seller pay real estate fees to the Listing Agency and the American buyer is left dealing with the seller's Listing Agency Representative who really represents the seller, or can represent both the seller and the buyer in an advisory capacity as a neutral party, creating a true caveat emptor scenario for the America buyer.
